VICTORVILLE, CA (May 6, 2009) –
Stirling Capital Investments has completed construction on Distribution Centre 1 (DC1), a one million-square-foot Class A industrial facility situated on approximately 46 acres at Southern California Logistics Centre (SCLC) in Victorville, Calif. The building is part of SCLC’s Phase I development plans which total 6.5 million square feet of industrial space on approximately 300 acres of land. Two million square feet have been constructed to date.
DC1 features 32’ clear height, 179 dock doors, concrete truck courts from 185’ to 405’, 328 parking stalls, approximately 405 additional trailer parking spaces, ESFR sprinklers and a fenced yard. CB Richard Ellis is responsible for marketing Phase I facilities on behalf of Stirling Capital Investments.
DC1 is a “green building” and is registered for LEED Certification. Some of the building’s sustainable features include: reduced-flow electronic valve restroom fixtures and drought-tolerant landscaping to reduce water use by 42 percent on indoor plumbing and 72 percent on landscaping. Energy-saving strategies include three percent skylights with daylight harvesting, improved building envelope and energy efficient HVAC and lighting equipment.
“DC1 uses approximately 48.5 percent less energy than a baseline facility, saving a tenant upwards of $278,113 per year in energy costs alone,” said Brian Parno, vice president of Stirling, the master developer of SCLC. “The facility is tenant-ready featuring built out office space and large concrete truck courts along with an abundant amount of trailer parking. These building features coupled with our land availability for future expansion, economic incentives and strategic Southern California location, provide users with a strong cost advantage and exceptional place for business.”
A number of major corporations are already located at Southern California Logistics Centre and in the City of Victorville including Newell Rubbermaid, Dr Pepper Snapple Group, Inc., General Electric, Pratt & Whitney, FedEx, Goodyear Tire & Rubber Company, M&M/Mars, ConAgra Foods and Nutro Products, Inc.
“We remain positive on the long-term growth of the Southern California industrial market and are speaking with a number of interested users that are attracted to SCLC’s cost savings, location and benefits,” added Parno.
